Leaving your home for the winter: a checklist

Heading somewhere warm for the season? A little preparation before you go protects your home while it sits empty. Here's what to take care of before you lock the door.

Water and heat

  • Keep the heat on at a safe, steady temperature to protect the pipes.
  • Have the furnace or boiler serviced before you leave.
  • Consider turning off the main water supply and draining the lines.
  • Shut off and drain outdoor faucets.

Bills and mail

  • Make a list of the bills that come due while you're away: mortgage, property taxes, utilities and insurance.
  • Set up reminders or automatic payments so nothing is missed.
  • Forward or hold your mail.
  • Check that your home insurance covers a home left empty for the time you'll be gone.

Access and help

  • Decide who can let a repair pro in, or set up a lockbox.
  • Leave a neighbor or family member your contact details.
  • Know who you'll call if there's a leak, a storm or the heat goes out.
  • Unplug small appliances and electronics you won't need.

These are general tips. For anything involving gas, electrical or structural work, use a licensed professional.
