The seasonal home maintenance checklist

Most expensive home repairs start as small problems nobody noticed. A little routine care each season goes a long way. Here's a simple checklist to follow through the year.

Spring

  • Have your air conditioning serviced before the first hot days.
  • Clean the gutters and downspouts after winter.
  • Look over the roof from the ground for missing or damaged shingles.
  • Check outside faucets and hoses for leaks after the freeze.
  • Test smoke and carbon monoxide detectors.

Summer

  • Book pest control before bugs settle in.
  • Clean the dryer vent to lower the risk of a dryer fire.
  • Check decks, railings and steps for loose boards.
  • Replace the air conditioning filter if it's dirty.
  • Take care of outside repairs, like paint and siding, while the weather is good.

Fall

  • Have your furnace or boiler serviced before you need the heat.
  • Clean the gutters again once the leaves have dropped.
  • Shut off and drain outdoor faucets before the first freeze.
  • Check windows and doors for drafts.
  • Test smoke and carbon monoxide detectors and change the batteries.

Winter

  • Keep the heat on, even when you're away, to protect the pipes.
  • Know where your main water shutoff is, in case a pipe bursts.
  • Watch for ice dams along the roof edge after snow.
  • Change the furnace filter every month or two.
  • Keep a plan for who to call if the heat goes out.

These are general tips. For anything involving gas, electrical or structural work, use a licensed professional.
